COMMERCIAL LAW: Clients buying or selling a house should meet with their lawyer before signing the real estate purchase and sale agreement, to discuss appropriate terms and conditions. As your Edmonton lawyer, we can also take care of the technical reviews of leases to advise you on what is said and what is not said, along with what potential amendments may be advisable. Conveyancing

 

LEGAL FEES FOR REAL ESTATE SERVICES: The way in which real estate transactions close, is fairly consistent, but lawyers must adapt quickly when issues arise. We strive to anticipate issues and flag them to be addressed, so you can focus more on your move in or move out. House Purchase/Sale: $695 Condo Purchase/Sale: $795. Condo Purchase with Condo Document Review: $1000. Refinance: $500. These estimates do not include GST, disbursements like Land Titles’ fees, couriering fees, court runner fees, condo documents, or additional time spent addressing issues.

Low interest rates over the past few years have made home ownership a reality, however it has also created situations involving dream homes without significant deposit backing. High ratio mortgages have added cost to the buyer and increased leverage for the lender and you need to be aware of the risks of being forced to sell the property before your mortgage is paid up and there may be additional personal liability as a result of a slumping market, costs from selling the home and realtor fees.


Wills and Estates

 

Everyone will be a finalist in life. If you’re over 18, you should probably have a will, and consider a health directive and a power of attorney. Properly planning your estate and your funeral considerations saves time, stress and money during an already difficult situation for your family. Misconceptions about not needing a Will because the assets are minimal or not being married, are common. Wills serve other purposes, including appointing a guardian for your children in the case that you and your spouse were to pass before your children become adults. No-one wants to think about someone else raising their kids. It is a tough decision that requires care and consideration and the guardians would need to know in advance and preferably live nearby.
